French mortgages for wealthy buyers

It is common for wealthy buyers to start the search for finance with the international private banks in Monaco, Switzerland and Luxembourg. We work with a large percentage of these banks and most are outstanding financial institutions, but they are not always the best choice for a mortgage.

While there is definitely a place for mortgages from the international private banks, it’s also worth considering the French mainstream banks (some can lend up to €5m without any assets under management) and the French private banks (i.e. those private banks that are in France).

The French banks offer a lot of advantages, to name a few…

  • They can lend on off plan property purchases
  • They can lend on Design & Build properties
  • They can lend almost anywhere in France, whereas the international private banks are restricted to prime locations like the French Alps, Riviera and Paris.
  • They can provide mortgages with low interest rates fixed for 20 to 25 years, compared to the 5 to 15 years offered by most international private banks.

However, coming back to the international private banks, one of the key advantages that they have over the French private banks is that they are not constrained by the affordability rules that French banks have to abide by. For example, if a client is asset rich but has low income, then he might be able to borrow more with an international private bank…. but not always.
