Quinta do Rosmaninho is a project of four villas with a focus on ecological sustainability of the living environment. The condominium will have organic vegetable gardens, a condominium´s room and a communal swimming pool.

Each villa has an individual 500 sqm lot, with an around 300 sqm garden area, a 166 sqm implantation area and a 274 sqm gross construction area, distributed by two floors, which can work as a ground floor villa, since the master suite is located on the ground floor.

First Floor – Hall of the Bedrooms, two Bedrooms with a terrace each and supported by a full private bathroom.

The villas are passive solar, being warmer in winter (large dimensioned glazed facing south) and cooler in summer (shaded windows and natural ventilation). Both the orientation and the layout of the interior spaces were designed to provide functional and comfortable houses, adaptable to the needs of each family and very efficient in the use of energy and water.

This project was influenced by the concept of co-housing. The communal areas are intended to be spaces of sharing and abundance that can have everyone´s involvement, ensuring that is comfortable for each one.

The condominium´s room, besides being a space for meetings or gatherings, can be used as a cowork area or for recreational and educational activities.

The communal vegetable garden is designed based on the permaculture principles, has several fruit trees and raised beds where all sorts of vegetables and medicinal and ornamental plants can grow.

In order to preserve the local fauna and flora, next to the communal vegetable garden, at the edge of the property, there is a corridor of “native” vegetation, composed by several types of shrubs, alders and wild olives.

Controlled Mechanical Ventilation (CMV) is a device with a heat exchanger that is constantly renewing the air inside the house, providing fresh and filtered air into the living rooms and bedrooms, removing saturated and humid air from the kitchen and bathroom. A well-ventilated house avoids the creation of humidity and improves significantly the indoor air quality.

The household appliances to be installed will be from Bosch, a reliable brand with good assistance.

The rainwater collection tank has a 6000 litres capacity and will be equipped with a pressure pump to water the vegetable garden, the garden, to wash floorings, among others.

The sanitary water will be heated by a heat pump.
6 photovoltaic panels (approximately 2200W) with a hybrid inverter.

If the purchase is completed in the construction phase, there is the possibility to make some adaptations, besides being able to choose some finishes and the colours of the interior.
– The wall of the bedroom 1 can have a sliding door on the side of the living room so that the room can be expanded and still maintain the division of space.
– The garage can be equipped with a door, manual or electrical.
– The owners can choose to put dry toilets, which saves a lot of drinking water.
– A greywater recycling system can be fitted to be used for watering the vegetable garden or the garden. More complex systems allow greywater to be reused for toilets and washing outside spaces, but these do require some maintenance.
– The photovoltaic system can be dimensioned to have batteries and be offgrid.
– Because the house is passive solar you can choose a wood or pallet heating system with heat distribution, to suppress the need for heat in the peak of winter. Another hypothesis is to include a heating battery in the CMV system using heat from the heat pump.
– The project requires a natural gas network although there is no natural gas in this village yet. For this reason the owner may choose to install a compartment for a gas canister, in order to have a backup source of energy.
– Unfortunately, to get the A+ rating, it is almost mandatory to install Air Conditioning.
