How private bank mortgages work
Many of our clients don’t fit the standard affordability model — self-employed with variable income, holding assets under management rather than salary, purchasing through an SCI or holding company, or requiring finance above €1 million. Standard lenders often decline or under-offer on these profiles. We don’t.
Holistic Assessment
Underwritten against total wealth — assets, portfolios, business interests, and all income streams together. A strong balance sheet is the starting point, not a salary figure.
Available from €1 million
Private bank financing is available from €1m. At this level, terms, flexibility and discretion are typically meaningfully better than what retail lenders can offer.
Interest-only, including 100%
Full interest-only financing — including 100% interest-only — is available for qualifying clients. Not offered through French, Spanish or Portuguese retail lenders.
Lombard lending
Use an existing investment portfolio as collateral without liquidating it. Retain full investment value while financing the property — a structure retail lenders cannot offer.
Multi-currency
Where income or assets are held in sterling, USD, AED, HKD or SGD, financing can be structured to reduce or eliminate currency conversion exposure.
Complex ownership structures
Private banks regularly lend to buyers purchasing through SCIs, holding companies, offshore structures and family trusts — arrangements retail lenders typically cannot support.
